What drives the number

Three things, in order of how much they move the total.

Length. Wardrobes are priced per running foot, so the wall length is the biggest single factor. A whole-house job of three or four runs typically lands between KES 180,000 and 750,000.

Specification. The gap between a standard build at KES 15,000 to 35,000 a foot and a premium one at KES 55,000 to 100,000 and above is carcass material, door construction, hardware and internal fittings. The visible difference on day one is modest. The difference after three years of daily use is not, and it is almost all in the hardware.

Height. Floor to ceiling costs more per run than a standard-height unit and is almost always worth it in a Nairobi house, because the ceilings are generous and the top metre is otherwise dead space. It is also the cheapest storage in the house per shilling.

What is usually excluded

Worth asking about explicitly, because these are the common omissions:

Internal lighting and any electrical work to feed it
Mirrors, which are often quoted as an extra
Making good the wall, skirting or floor where an old wardrobe came out
Removal and disposal of what was there before
Painting the surrounding wall after fitting

None of those are unreasonable exclusions. They stop being reasonable when they are not mentioned until after the deposit.

Comparing two quotations

Ask each for the rate, the measured length, the carcass board, the front material and the hardware brand. If both answer, the comparison is easy. If one gives you a single number and a sketch, you are not comparing anything.

What is a running foot?

The horizontal length of the run. A three-metre wall of wardrobes is about ten running feet regardless of how tall it is or how many shelves are inside. Always ask for the rate and the measured length together; a single total with no unit cannot be compared with any other quotation.

Why is this so much more than the wardrobes advertised online?

Because they are different products. Most wardrobes advertised in Kenya are freestanding furniture, some of them plastic units at a few thousand shillings. A fitted wardrobe is made for one wall, floor to ceiling, scribed to the skirting and the corner that is not square, and it uses the full room height, which in a Nairobi house is often a metre of storage a freestanding unit throws away.

Does the internal configuration change the price?

Less than people expect on a standard build, and considerably at the premium end. Hanging rails and shelves are cheap; drawers, internal lighting, soft-close runners and specialist fittings are where the money goes. Configuring around what you actually own costs nothing at the design stage and cannot be changed afterwards.

Is sliding more expensive than hinged?

Usually yes, because the track and the door construction cost more than hinges. What you buy is clearance: sliding needs no space to swing, which matters in a narrow bedroom. What you lose is access, because only half the wardrobe can be open at once.
