New roofs with repeatable faults
The Kiambu Road corridor is mostly recent maisonette development, which means the roofs are new. It does not mean they are without problems, and the problems here have a distinctive character: they repeat.
A court is roofed by one team, to one detail, to one budget. So when we find a fault on one house, it is usually on the others too.
Thin gauge, and fixings in the wrong place
Two faults account for most of what we see on roofs of this age.
The first is gauge. New developments are roofed to a budget, and thin sheet is where the budget gets found. Gauge 30 at around KES 520 per metre is materially cheaper than gauge 26 at around KES 720, and on a roof nobody ever touches that is a defensible choice. On a roof with a solar heater or a tank that somebody walks to, the thin sheet dents, the dent holds water, and rust starts there.
The second is fixing position. A screw driven through the valley of the profile rather than the crown sits where water runs, and it leaks the moment the rubber washer hardens. It is a five-second mistake per screw and it is depressingly common.
Neither fault requires a new roof. Both require somebody to go over the roof properly.
Quote the court, not the house
Where several houses share a fault we are happy to assess one roof and give the court a single written report it can act on collectively. Twelve separate call-outs to diagnose the same detail twelve times is money nobody needs to spend.
Gate limits decide sheet length
A practical constraint worth knowing before ordering materials. Most gated courts here impose a vehicle size limit at the gate, and that limit decides the longest sheet that can physically be delivered in one piece. Where a run wants a full-length sheet and the gate will not take the vehicle, that is a decision to make deliberately rather than discover at the gate.
The joinery
New maisonettes are handed over with the minimum: basic wardrobes, a builder’s kitchen, hollow internal doors. Most of our joinery work along this corridor is upgrading that afterwards, one room at a time, usually starting with the main bedroom wardrobe and the kitchen. Because the houses in a court are identical, a design that works in one genuinely does work next door, which makes this the one place where repeating ourselves is an advantage.
