Short letting has changed what a lot of Nairobi apartments are for, and it changes what the
joinery in them needs to be. furnishing a house carries one of the highest advertising costs
of any term in this trade, which is the market telling you these are commercial buyers rather
than householders.
What it costs
A one-bedroom unit typically runs KES 246,000 to 1.3 million to furnish, depending entirely on where you are positioning it. Market range reviewed September 2026, not a quotation. The joinery is a portion of that: wardrobes, kitchenette, bed, storage and a workspace.
Margin here is thinner than on domestic work because volume buyers negotiate and because much of a furnishing budget is bought-in goods rather than made items. We would rather say that than pretend a furnishing package is the same business as a bespoke staircase.
A short let is not a home, and should not be built like one
This is the whole point of the page. Domestic joinery assumes an owner who is careful, knows the quirks, and is there for years. A short let assumes neither.
Everything gets used harder. A wardrobe door opened by a different person every three days sees a decade of domestic use in a couple of years. Specify hardware for cycles, not for looks.
Nothing gets explained. If a drawer has a knack, it will break. If a cupboard door swings into a walkway, somebody will walk into it. Design out the things you would tolerate in your own house.
Cleaning is constant and fast. Surfaces that need care do not survive a turnover clean. Melamine and lacquered MDF wipe down; oiled timber and open-grain finishes mark.
Storage matters more than it looks. Guests arrive with suitcases and need somewhere to put them. A wardrobe with a full-height section for a suitcase is worth more in reviews than a feature wall.
It has to photograph well. Uncomfortable to say and true: the listing photograph is the product. Joinery that looks good in a wide-angle shot of a small room is a different brief from joinery that looks good standing in it.
What a package usually covers
- Fitted wardrobe with suitcase space and simple robust hardware
- Kitchenette joinery, sized to a real cooking pattern rather than a display
- Bed with storage under, which in a studio is the difference between workable and cramped
- A worktop or desk, because a large share of guests work
- Shelving and a luggage bench
- A lockable cupboard for the owner’s linen and spares, which most people forget and all managers want
Multiple units
Where somebody is fitting out several identical units, and along the Kiambu Road corridor and in Kilimani that is common, repetition genuinely reduces the cost: one setting out, one cutting list, one delivery. It is the one part of this trade where doing the same thing twice is an advantage rather than a compromise.
