Big roofs, and the end-lap decision
Runda roofs are among the largest we work on, with long unbroken runs from ridge to eaves. That creates an opportunity most Nairobi roofs do not have: you can often specify sheets long enough to cover the run in a single piece.
It is worth doing. An end lap, where one sheet overlaps another partway down a slope, is a deliberate weak point. It relies on the lap being long enough, on the fixings being right, and on nobody walking across it. Remove the laps and you remove the commonest slow leak on a large sheeted roof. The extra cost is in handling long sheets, not in the material.
Gauge, on a roof that gets walked
Runda houses carry solar water heaters, tanks and aerials, all of which get serviced. On a roof that will be walked, the thin gauges are a false economy: gauge 30 at around KES 520 per metre dents where gauge 26 at around KES 720 does not, and a dent holds water. On a roof this size the difference across the whole job is real but small against the labour of fitting either.
Working inside the estate rules
Two Runda-specific constraints shape the programme more than anything technical.
Delivery vehicles have to be registered with estate management a day in advance, which means materials arrive as planned complete loads rather than as they are needed. And several sections set permitted working hours, so the noisy work, cutting and fixing, has to sit inside that window with the quiet work either side of it.
Neither is difficult. Both stop a job dead if they are discovered on the first morning.
Guttering on a long eaves
The same long runs that help with sheeting work against the guttering. A long gutter needs a consistent fall and enough downpipe capacity at the end of it, and Runda houses frequently have the fall but not the capacity, which shows up only in heavy rain.
The joinery
Runda is where the high-value carpentry sits: hardwood staircases and balustrades, built-in libraries, whole-house door packages of a dozen or more openings, and outdoor structures. The practical constraint is the same one as the roofing. A staircase or a large island has to get through a door, so anything oversized is designed as sections jointed on site, with the joint placed where it will never be in a sightline rather than wherever it fell.
