Flat roof waterproofing in Nairobi

Most of Westlands and Kilimani is flat-roof country. The apartments and offices that replaced the old houses there have concrete roofs behind parapets, and they fail in a completely different way from a mabati roof.

This is the work roof waterproofing describes, and although it measures near zero in Kenyan search data, its advertising cost and its job value are both high. That is a low volume, high consequence page: the sort this site is built to carry.

What it costs

Waterproofing runs KES 800 to 3,500 per square metre depending on the system. A 100 square metre flat roof therefore typically lands at KES 120,000 to 250,000. Market ranges reviewed September 2026, not quotations.

The spread is wide because the systems genuinely differ: a liquid-applied coating over sound screed is a different job from stripping a failed torch-on membrane, correcting the falls and laying a new one.

The membrane is rarely the problem

A flat roof that leaks has usually not suffered a material failure across its area. It has one of three specific faults, and finding which is the whole job.

Ponding. A flat roof is never actually flat; it should fall towards an outlet. Where the falls are wrong or the screed has settled, water stands. Standing water finds the one weak point in any membrane and then sits on it, so a pond becomes a leak in a way a sloping surface never does.

A blocked or undersized outlet. This is the commonest fault on newer buildings in Kileleshwa and Kilimani, and it is snagging rather than failure: an outlet with no grating silts up, or one outlet is serving more roof area than it can drain in a Nairobi downpour. The roof then behaves perfectly for months and floods in the storm that matters.

The parapet upstand. The junction between the roof and the parapet wall is the hardest detail on a flat roof and the easiest to patch badly. On older Parklands blocks it has usually been patched several times, and every patch adds an edge for water to get behind. Past a certain point the answer stops being another layer and becomes stripping the junction back and redoing it.

A terrace or balcony is a flat roof

Worth saying plainly because it is the most frequent call we get in Kilimani: a leaking balcony is the same job as a leaking roof. It is a flat roof with furniture on it, it fails the same three ways, and it has the added complication of a threshold into the living space, which is usually where water tracks back.

Foot traffic

Flat roofs here carry water tanks, solar heaters and lift motor rooms, so people walk them. The route from the access hatch to the tank is where we most often find a membrane worn through, because the same two metres get walked every time somebody services anything.

Where there is regular access we would rather lay a walkway than keep repairing the line people are going to take anyway.

What we will not do

Coat over a roof without establishing where the water is going. A liquid membrane applied over a ponding area buys a season and then traps moisture in the screed, which is a worse problem than the one you started with. If the falls are wrong, they need correcting first, and we will say so even though it is the more expensive answer.
