Two different problems

People ask for insulation for one of two reasons and the answers differ.

Heat. An uninsulated mabati roof in direct Nairobi sun radiates into the space below all afternoon, which in a top-floor flat or a single-storey house with no ceiling void is the difference between a usable room and one nobody sits in. A reflective foil layer under the sheeting deals with radiant heat, which is most of the problem, and it works by reflecting rather than by resisting, so it needs an air gap facing the right way.

Noise. Rain on thin sheet is loud. Insulation helps, and the gauge of the sheet helps more. If a roof is being replaced anyway, going up a gauge does more for noise than insulating a thin one, which is worth knowing before you spend on the wrong thing.

The air gap is what makes it work

The commonest installation fault is packing insulation tight against the underside of the sheeting. That does three things, all bad: it defeats reflective foil, which needs a gap to reflect across; it holds condensation against the steel, which rusts a roof from the inside; and it blocks the ventilation path that dries the void.

Insulation under a roof needs a continuous ventilated gap and a path for air to move from eaves to ridge. In a Nairobi climate with a wet season, that is not a refinement, it is the difference between insulation and a slow leak nobody can find.

Condensation, which is the real risk

A roof void that cannot breathe produces water. Warm moist air from the house meets cold steel, condenses, and drips, and the householder reports a leak. We have been called to roofs where the “leak” was condensation and there was no hole at all.

That is why we look at the ventilation before quoting insulation, and why we will sometimes recommend improving the ventilation and doing nothing else.

What it costs

We could not trace a reliable published Kenyan rate for roof insulation supplied and fitted, so there is no figure on this page. It is quoted after looking at the roof, because the cost depends almost entirely on access: insulating from below in a finished house with a ceiling in place is a different job from laying foil over purlins while a roof is off.

If a roof is being replaced, this is the moment to insulate, and the marginal cost is a fraction of doing it as its own job later.
