A large part of Lang’ata is 1980s and 1990s bungalow stock, roofed in mabati that has now done its service. That makes this the part of Nairobi where we most often end up replacing a roof rather than repairing one, and where the conversation about which is the better buy comes up most.
The test we apply is simple. Can a repair reasonably be expected to last several seasons? If the rust is along the laps across the whole roof rather than in one exposed strip, if the ridge line dips, or if the roof has been patched in several places in two seasons, then a repair is not cheaper, it is just later.
Wind, and why ridge caps lift
Lang’ata sits beside open parkland and takes noticeably more wind than the sheltered inner suburbs. Wind finds the ridge first, and a ridge cap fixed at too-wide centres, or fixed through the valley of the profile rather than the crown, works loose over a few seasons.
It is a common fault here and a cheap one to put right properly. Refixing at correct centres, through the crown, with sound washers, generally settles it permanently.
Gutters silt rather than block
The gutter problem in Lang’ata is different from the one in Karen. Instead of leaf litter, it is dust carried off the open ground, which washes into the gutter and then sets after rain into something closer to silt than debris. It holds water against the fascia in exactly the same way and it is harder to flush out.
Clearing before the rains rather than after them is the whole of the answer.
Mabati gauge on a replacement
If a roof is being replaced anyway, this is the moment to make the gauge decision properly. Box profile runs around KES 520 per metre in gauge 30, KES 580 in gauge 28 and KES 720 in gauge 26. On a bungalow roof the difference across the whole job is modest against the labour, and the heavier sheet is what we would put on our own houses, particularly on a roof carrying a solar heater or a tank that somebody will walk to.
The joinery
Lang’ata houses of this age generate a lot of honest repair work: doors that no longer fit frames that have moved, window frames and shutters, and kitchen and wardrobe joinery replacing originals that have simply worn out. Straightforward, well-made replacements rather than showpieces, which is much of what a long career is actually spent doing.
